The Housing Market is Stuck: Americans Can’t Afford Homes, Investors Aren’t Buying Property, and Economists See Little Relief Ahead

It’s a tough time to be navigating the US housing market.  Low inventory, high mortgage rates, and high prices have put the housing market into a state of unaffordability that’s weighing on house hunters, current homeowners, and even real estate investors. The Federal Reserve’s aggressive interest rate hikes over the last 18 months have led to mortgage rates hovering around two-decade highs, but so far home prices haven’t fallen as they usually do when rates climb..

Locally, due to continued rising interest rates and overall economy fears, 
Burnet County as a whole, saw an increase in listings at a 35.4% rate for September with months of inventory up to 7.5 months compared to the same time last year at 4.1 months, but steady when compared to August of 2023. Days on the Market was also up to an average of 103 days. Suprisingly, the median price also rose 6.2%%. There really is no explanation for that and this increase is being seen month after month! Homes are sitting on the Market longer, have increased competition, and are selling at a price higher than last year in some areas. Make sense? No, not really!
Marble Falls differed slightly from Burnet County as a whole, with a decrease in pricing at a 4.1% rate, an increase in active listings at a 35% rate, and closed sales fell dramatically, compared to last year, down 57.1%. Homes are sitting on the market at an average of 3 months and inventory is up since last year at a rate of 4.8 months; up from 4.2 months in August.
Burnet also had a decrease in median price of 11.3% with an increase in active listings at a 3.3% rate over last year. Their closed sales, too, were down a whopping 41.7% compared to September of 2023. Days on market increased are at a 3 month average and months of inventory increased to 3.8 months from 2.6 months last year.
Kingsland followed suit with a decrease in median price by 4.9%, active listings up a huge 108.3%, and closed sales remained flat.. Days on market increased by 18 to a total of 112 and months of inventory increased to 10.5, up from 3.8 in 2022 and up from August at 9.8.


You may have heard the housing market has slowed down. This may be true in many areas, but a home that is priced correctly, is in a desirable location, has good appeal and functionality, will sell!
