October Housing News

The Housing Market is Stuck: Americans Can’t Afford Homes, Investors Aren’t Buying Property, and Economists See Little Relief Ahead

It’s a tough time to be navigating the US housing market.  Low inventory, high mortgage rates, and high prices have put the housing market into a state of unaffordability that’s weighing on house hunters, current homeowners, and even real estate investors. The Federal Reserve’s aggressive interest rate hikes over the last 18 months have led to mortgage rates hovering around two-decade highs, but so far home prices haven’t fallen as they usually do when rates climb..

Locally, due to continued rising interest rates and overall economy fears,
Burnet County as a whole, saw an increase in listings at a 35.4% rate for September with months of inventory up to 7.5 months compared to the same time last year at 4.1 months, but steady when compared to August of 2023. Days on the Market was also up to an average of 103 days. Suprisingly, the median price also rose 6.2%%. There really is no explanation for that and this increase is being seen month after month! Homes are sitting on the Market longer, have increased competition, and are selling at a price higher than last year in some areas. Make sense? No, not really!
Marble Falls differed slightly from Burnet County as a whole, with a decrease in pricing at a 4.1% rate, an increase in active listings at a 35% rate, and closed sales fell dramatically, compared to last year, down 57.1%. Homes are sitting on the market at an average of 3 months and inventory is up since last year at a rate of 4.8 months; up from 4.2 months in August.
Burnet also had a decrease in median price of 11.3% with an increase in active listings at a 3.3% rate over last year. Their closed sales, too, were down a whopping 41.7% compared to September of 2023. Days on market increased are at a 3 month average and months of inventory increased to 3.8 months from 2.6 months last year.
Kingsland followed suit with a decrease in median price by 4.9%, active listings up a huge 108.3%, and closed sales remained flat.. Days on market increased by 18 to a total of 112 and months of inventory increased to 10.5, up from 3.8 in 2022 and up from August at 9.8.

You may have heard the housing market has slowed down. This may be true in many areas, but a home that is priced correctly, is in a desirable location, has good appeal and functionality, will sell! The worst thing a Seller can do in any market is to overprice their home. That is even more true in a market like today’s! Ask us how we can help you!!

If you have questions about the local Market, your home or specific Area, or the overall Market in general, please reach out to one of our qualified REALTORS, and let us help you! Also, if you want specifics about your Area or you are not located in Burnet County, Marble Falls, Burnet, or Kingsland, we can help you in other areas, too. These areas were just chosen for reference as we try to include our whole area. Please see below.

Confused by the Housing Market? You’re Not Alone! We Explain the Head-Spinning Contradictions

Lately, the housing market just seems to defy logic. Mortgage rates refuse to come back down, contrary to the predictions of experts. Home prices continue to rise despite those high rates. And all of those forecasts of more homes coming on the market? In more than three years, it simply hasn’t happened. What is going on in this contradiction-riddled housing market?Common sense would suggest that those high home prices and mortgage rates would have cooled off by now. What goes up must come down, right? But many other factors are at work keeping both prices and mortgage rates high—and homebuyers frustrated.

Housing Market Predictions For 2023: When Will Home Prices Be Affordable Again?

As temperatures begin to cool, the housing market continues to fizzle, with blisteringly high mortgage rates and scorching home prices becoming too hot to handle for many would-be home buyers. The national average 30-year fixed mortgage rate blasted through 7% in mid-August, reaching a 2023 high of 7.23%. As of September 21, the average 30-year fixed mortgage rate stands at 7.19%, according to Freddie Mac.Meanwhile, year-over-year existing monthly home sales sagged in July for the second consecutive month, slipping by 2.2% to a six-month low, with all four major U.S. regions posting year-over-year sales declines, according to the National Association of Realtors (NAR).

October Home Maintenance Tips & Tricks

October Home Maintenance & Safety Checklist

As the leaves fall and colder temperatures set in, October is the time to get organized before winter and the holidays take over. Plus, October’s the perfect time to brush up on your family’s fire safety plan in honor of Fire Prevention Awareness Month.Organize the junk drawer and cupboards                             After months of collecting items, your junk drawer and cupboards could use some attention. Decrease the clutter by cutting down on Tupperware, old papers, and plastic bags. Save and organize items you may need later like batteries, flashlights, and first aid items so you can find them easily when you need them.Make sure you’re ready for a fire Check your fire extinguisher,  Develop a fire escape plan, Add fire escape ladders to higher floors  Get cold weather ready     Replace the furnace filter, Test the sump pump, Insulate the pipe, Turn off and flush outdoor water faucets, Cover and store outdoor furniture, Winterize perennials and clean out annuals, Rake the leaves and mow the lawn, Decorate for Halloween..Deep clean your bathrooms    Who doesn’t love a fresh bathroom? Mold. Cleaning out the loo regularly can keep mold spores from settling. Be sure to get the vents, baseboards, and walls in addition to the usual suspects like the shower and toilet.Test and change smoke and CO detector batteries      These vital safety devices don’t do much if they aren’t charged and connected, so test both your smoke and carbon monoxide detectors regularly. Stock up on those AA batteries and get it done. Earplugs required. You should do the same for your carbon monoxide detector, especially if your home burns gas

10 Things to Do in Your Early Fall Garden

Fall is a time when the garden to-do list becomes shorter and you have time to enjoy the growing season’s final days. For some, that might mean adding final touches to their yard’s fall show or starting to think about next year’s plans. For others, it’s about slowing down and taking the time to appreciate how the garden has grown and changed during the year. Whatever your approach, here are some suggestions for things to do, both large and small, right now.1. Add Seasonal ColorUpdate containers with favorite plants that reflect the season. Replace fading annuals with cool-season varieties such as pansies, violas, impatiens and flowering cabbage and kale.2. Keep the Harvest GoingIt may be past peak season, but that doesn’t mean you need to put your vegetable garden to bed just yet. Continue harvesting the last of your vegetables and herbs..3. Plant for the FutureEarly to mid fall is the ideal time for planting perennials, shrubs, trees, grasses and ground covers, especially native species. The cooler temperatures and milder light mean they’ll have time to become established before winter. Come next year, they’ll have a head start for maximal growth.4. Design Your Bulb DisplayMost bulbs bloom in spring or summer, but fall is the time to get them started. Daffodils, tulips and irises are always reliable performers. Other favorites include crocuses and hyacinths. You can always consider some lesser-known varieties, such as fritillaria or ornamental allium.5. Fine-Tune Your WateringUnless you have abundant fall rainfall, you may still need to provide irrigation to both new and established plantings. The good news is that the season’s cooler temperatures will allow you to adjust your watering schedule to fewer days and shorter periods of time..
